Case Study A: Exact Sciences Discovery Campus

The Exact Sciences Discovery Campus consists of several buildings. The presentation will largely focus on the Clinical Lab, Warehouse, and Manufacturing Labs listed below. Broader context for the other projects that are part of the Discovery Campus is also listed below and would be covered in the overview portion of the presentation.

The team designed and constructed a new clinical lab and warehouse (169,000 square feet), which is regulated by CLIA (Clinical Laboratory Improvement Act), and a new production lab (75,000 square feet), which is regulated by the FDA to support Exact Sciences – Cologuard colon cancer diagnostic testing. This project consisted of a series of Clinical Labs, Sample Processing, Capture, Automation and Amplification Labs. This portion of the project received LEED v4 Gold Certification and was the first lab in Wisconsin to do so. The design of the clinical lab also received first place through the 2022 ASHRAETechnology Awards for its approach to energy efficiency and indoor air quality.

Another aspect of the Discovery Campus was a renovation of the old Rayovac Headquarters Office Building into Exact Sciences Customer Care Facility (159,000 square feet). Replacement of the exterior and MEP system of an occupied, 34-year-old Madison landmark on the South Beltline kicked off the Discovery Campus project. The team was tasked with replacing the existing façade with an all-glass exterior, replacing the roof, and all the mechanical, electrical, plumbing, and fire sprinkler systems, as well as a complete interior renovation all while the building was occupied.

Additionally, a new amenities building (112,500 square feet) was built to connect all the structures, including a cafeteria, conference rooms, and work-out facility. A parking structure with 950 stalls was constructed adjacent to the amenities building to support employee parking for the entire campus.

The entire campus development was completed in 30 months from concept to completion.

Case Study B: Element Labs Core/Shell

Element Lab is designed for commercial research tenants within the live/work/play framework of the new Element Collective development. Located at the southwest corner of Mineral Point Road and Whitney Way, URP is committed to the development of an iconic building at this prominent intersection, presenting a vibrant public face for the park. Four core and shell research levels are stacked above an entry level containing more tenant space, building amenity space, a future restaurant, and back of house functions. Taking advantage of the steeply sloped site, 144 parking spaces are hidden underground.

The building is planned first and foremost with functional large bay sizes for laboratory buildouts and a very efficient core arrangement. To that pragmatic building massing, a modern architectural aesthetic expression strives to express the possibility of multiple tenants and the dynamism of scientific discovery that will take place in the building. To reflect this diversity of research and shared connection to the life sciences, the massing is broken down into a series of interlocking cubes. In addition to the slight shifts in massing, the slight variations in the exterior glass façade creates layers of texture further adding depth and visual interest, contributing to the vibrancy and richness of the exterior.

The landscape along Whitney Way and Mineral Point Road is interwoven with the stormwater ponds and presents an opportunity to celebrate the hydrologic systems of the site. This enhanced landscape system improves ecologies, create natural habitat and enhanced biodiversity thus integrating it into the natural character of and resident ecoregion of Madison. The living room is visually connected to this landscape and physically connected via a large amenity terrace to support daily tenant use. Another exterior terrace is elevated off Catalyst Way with a view over the ponds at the future restaurant.

Case Study C: Eurofins Food Chemistry Testing

Eurofins, a global leader in food, environment, and pharmaceutical product testing, is 4 years into holistic GHG emissions accounting and management including categories such as facility energy use, employee commuting, employee travel, and chemical usage. Eurofins North America has set targets to reduce GHG emissions by 10% per Full Time Equivalent employee, per year from their 2019 baseline. Eurofins’ current progress as of 2021 is an achievement of 20% reduction in tons of CO2e per FTE. Their newest facility in Madison WI is among their largest facility in North America, began operation in 2020, is ISO17025 accredited, and is a major component of their overall emissions reductions. Building energy usage represents nearly 50% of Eurofins’ emissions footprint. The design of their Madison facility utilized many sustainability, energy, and emissions reduction measures that led to the largest significant decrease in their overall GHG emissions. The facility’s design and construction received the maximum available Wisconsin Focus on Energy, New Construction program incentive of $250,000.

The presentation will summarize the fundamental elements of Eurofins’ operation and why the facility is energy-intensive, as well as the challenges to implement emissions reductions measures. Relevant challenges include the significant fume hood count, building form constraints as dictated by limitations of the nearby Dane County airport, lab zoning, and environmental condition requirements. The design team will share how they integrated sustainability at the earliest phases of the design and through to construction, leveraging opportunities such as Focus on Energy. The presentation will share additional measures Eurofins has implemented to further reduce their emissions at the facility, including substantial solar renewable systems on-site, lab system changes, and lab operations changes. The presentation will conclude with an exploration of lessons-learned from nearly 4 years of emissions management, how the design of the Madison facility was forward-thinking given Eurofins had not yet formally embarked on emissions management, and a thought experiment on how the design goals of the Madison facility may have changed in light of new opportunities such as the Inflation Reduction Act federal incentives.
